We have always accord and value security as our top priority in
ensuring safe and peaceful living for our residents. Having received
numerous feedbacks and suggestions from residents on these issues,
the Management is proposing to implement some actions so that the
level of security at Austin Heights could be further enhanced and at
the same time be able to project conducive and harmonious living
environment.
However, your feedback/suggestion
prior to the implementation of these actions is prerequisite. Once
it is being implemented, we further require your fullest cooperation
and understanding in assisting us to achieve the effectiveness of
the principles set forth.
Below are the proposed actions in
creating further safe and peaceful community in Austin Heights.
1. Enter/exit by residents
using access card
Residents could enter/exit the precincts of Austin Heights
by using the respective access card to control the barrier gate at
the Resident Lane. In the case whereby the residents did not own
access card, they may present/deposit their resident card at the
Visitor Lane as form of identification when entering our development
scheme.
Access card is implemented to exercise proper control of security
over unauthorized entry and also as an automatic entry permit for
the residents to gain access through the Resident Lane without
inconvenience.
There are also occasions where some residents are familiar with some
of the security guards and are expecting to gain entry without
showing any identification otherwise they may get offended. As we
are undergoing further enhancement to tighten the level of security,
our security guards will now be instructed to request residents
without access card to present their resident card if entry is gain
through Visitor Lane.
We hope to obtain full cooperation from the residents to avoid any
conflict over the above incident and further advice resident whom
still have not own any access card/resident card to submit their
application.
We also wish to inform you that the
original scheme of applying access card would be as follows: -

However, in order to facilitate with
your application, the Management has revised the said scheme and has
decided to waive the fee on the application of the third /
subsequent access card and reduce the deposit to RM60.00.
Under the new scheme, residents will only have to pay RM60.00 as
access card fee and RM60.00 as deposit when applying for their
fourth / subsequent access card. The Management will refund to those
whom have paid for their third / subsequent access card fee under
the original scheme by simply bring the official receipt to the
Management office.

2.
Enter/exit by special working pass
It has
come to our attention that some of the renovation contractors are
carrying the resident card. At times when the renovation work has
completed, these contractors failed to return the resident card to
its appropriate owner.
In view of the above, we seek
your help to restrain these contractors from abusing the privilege
of having resident card to gain unauthorized entry to our
development scheme.
We advice resident who intends
to carry out house renovation or engaging renovation contractors to
submit the name list of their renovation contractors to the
Management prior to the commencement of any renovation works. These
contractors will be issued with special working pass to facilitate
their access/entry during the renovation period. Renovation
contractors without special working pass will strictly not allow to
enter into our precincts.
Residents are advice to refrain
their renovation contractors from staying overnight at the work
site/premises and also ensure that their renovation contractors
adhere and abide by the house rules set forth by the Management.
3.
Party guests to your function – entrance by
invitation / guests’ list
We appreciate at
times residents do organize functions/events. For the convenience of
your guests and at the same time not to jeopardize our security
system, residents are required to furnish the Management with the
list of their guests’ name as well as their car registration number
prior to the function/event.
In case residents intend to
distribute invitation card to their guests over the
functions/events, we would be pleased to endorse these invitation
cards which could be used by your guests as an entry pass to your
functions/events.
4.
Closure of Main Gate 2 (MG2) after 7.00pm
We wish to draw your attention that
too many exit/entry points to Austin Heights may also be a
disadvantage to our development scheme. In view of that, we
suggested that the Main Gate 2 (MG2) will be closed after
7.00pm - 7.00am to limit the entry/exit point for better control
over the surrounding security. After this period of time, we will
deploy our security guards to patrol around the precincts especially
cul-de-sac areas and town park.
5.
Children’s Playground
The Management noticed that some of
the children are playing at the edge of the lake in town park. These
dangerous acts have raised our concerned over their safety. Due to
that, we have intended to build another children’s playground which
will be located in front of the open air theatre.
We hope with the additional children’s
playground at the town park shall keep them off guard from the lake
as well as provide appropriate place for their recreation.
6.
Basketball Court
The Management also received some
feedbacks and suggestions from the residents encouraging us to build
more recreational spots around the precincts. Most popular request
from the residents is to build basketball court for their teenagers.
Accordingly, after reviewing this
matter, the Management has intended to build a basketball court in
front of the open air theatre. We hope by having basketball court
shall provide Austin Heights teenagers aged 10 – 18 proper place to
burn out their energy in line with our objective of creating a
conducive and healthy living community lifestyle.
Should you have any objection to any
of these proposals - 1, 2, 3, 4, 5 and 6, kindly write-in to the
Management office not later than fourteen (14) days from the date of
this letter. Otherwise, we will consider that the residents have
concord to the above said proposals and it will then be implemented
starting from 1st June 2007 for the betterment of our
community. On the contrary, if we received substantial feedbacks
from residents to suggest otherwise, the Management will then review
the proposals.
